Waxman Blumenthal advises clients on a wide spectrum of real estate related activities, including project development, zoning and land use planning, acquisition, disposition, leasing and financing. We develop and implement creative, practical and cost-effective approaches to assist our clients with their needs. Our clients include major corporations, lending institutions, real estate developers, real estate brokers, retailers, small businesses, architects, contractors and individuals whom we have represented on a variety of projects, including office buildings, shopping centers, hotels, industrial and warehouse properties and residential properties. We also counsel clients in helping them meet their space needs through acquisition, construction and leasing of facilities. Our clients also include lenders and borrowers in connection with acquisition, land development, construction and permanent financings. Waxman Blumenthal works with clients to identify and confront obstacles to development, comply with federal, state and local laws regulating the development of environmentally sensitive and governmentally protected areas; obtain the required environmental and regulatory permits and approval; resolve traditional land use issues; and address property management questions including aboveground and underground storage tanks, PCB – containing equipment, lead paint, asbestos, indoor air pollution, and electromagnetic radiation. Waxman Blumenthal also represents lenders in acquisition, land development, construction and permanent financings in connection with both residential and commercial properties and developments, including preparation and negotiation of commitment letters, loan agreements, notes, mortgages and other loan documentation. We also oversee the satisfaction of loan requirements on behalf of lenders, including zoning, survey, title, rights-of-way and proof of insurance.
